Why Buying a 2 year old home may have more advantages than buying a new construction home

Recently I had an opportunity to preview a 2 year old home for sale in an exclusive community of Matthew’s Ridge, which was built by Orleans Builders. This home is situated in Council Rock School District, in Newtown, Bucks County, PA.
The owners have been in this home just under 2 years and now have to relocate due to a change in job location. I truly enjoyed touring the home, as owners spent these 2 years truly making this home their own: they finished the basement, painted the whole house in tasteful color palette, did extensive landscaping and created a wonderful outside oasis in the backyard, and decorated everywhere. And now, unfortunately, they have to leave.
   
   
The home is in absolute move-in condition, just unpack and enjoy everything that these sellers have done. Take a look at all 25 photos and the details of the home here. 
There is also a brand new home for sale in the development, new construction that the builder has finished. It has comparable square footage, # of bedrooms and baths. Take a look at all photos and details here.  
  
Often a question comes up with buyers: should they buy a new construction home or buy in the development something that’s been built in the last few years.
There are definitely pros and cons to both situations. In this case, in this price range of close to $1 million dollars, it may make sense to buy the home that’s almost 2 years old, and here are a few good reasons to do so:
1.     With already built new home, you are getting a clean builder’s home: no paint, no landscaping, no backyard living space done, some upgrades, no finished basement.  On the other hand, if you like a clean slate, then this is a choice for you: to do as you please.
2.     With a home that’s already been established, additional upgrades have already been done for you. The big items being a finished basement, painted exterior (unless you may want to change some paint color), extensive backyard stone and landscaping work. It looks cozy and welcoming. Move right in.
So it’s worth sitting down and figuring out if you have the time and additional budget to pay for other upgrades after buying a brand new home, or buying a home that’s already has everything upgraded and added, but with a slightly higher price tag, and just having one mortgage payment that includes everything.
