This question came up recently when I was out showing houses to my clients in Cherry Hill, New Jersey.
They wanted to take a look at this house because it was recently renovated from top to bottom: roof, siding, new kitchen, new baths, carpets, heating and central air. The owner was at the house when we came in, so he was able to answer buyers’ questions right then and there. 

The house was cozy, bright and almost brand new. With the current time on the Cherry Hill, NJ real estate market, I wondered why it was not sold yet. I asked the owner. Yes, it was under contract quickly after it came on the market. The savvy buyer did his home, termite and radon inspection after signing the contract, which I am glad to hear that he did.

Some buyers may wonder if they should still do the home/termite/radon inspection when the house is completely renovated, and I always recommend that they should.  They should do their own investigation. The owner and contractors’ work needs to be inspected to make sure everything was done properly, with permits, nothing was ignored and forgotten.

In the case of this house, the previous buyer found significant termite damage to the support beams in the basement. After consideration, he withdrew from the contract. Owner told us that after the buyer’s withdrawal, knowing that there are structural issues with the house, he had to take care of them. Owner had to use hydraulic jacks to lift portions of the house to replace the damaged beams, then he had the structural engineer examine the repairs and provide his report with clear findings. This was a significant cost to the owner, one that could possibly have been factored in his project, and not be a surprise, if he did his termite inspection when he bought the house. 

In situations like this, I would recommend my clients to have their own home and termite inspection and also have their own structural engineer review the structural repairs done, just to be sure that everything was done correctly. 

The goal of the home inspection period during the home purchase process is to make sure that the home is in good structural condition and if there are issues, they can be addressed and discussed with the sellers. This way, buyers will have a piece of mind that they have a sound real estate investment.
