Advice from my appliance repair technician


I met my appliance repair technician at the house yesterday to diagnose and repair the stove.  The oven was not heating up, and after doing some research on Google, I wanted to see if it was worth it financially to try and repair the stove before heading out to buy a new one.

As it turns out, it was the igniter, as I thought, which is a common issue that can be replaced the same day of the appointment. 

As I always do, I checked with Mike, the appliance guy, on what’s going on lately in the world of appliances, brands, what’s working and what’s not and how to help our appliances last longer.  Mike is only glad to provide updates and offer helpful advice. 

What he told me that there are a few things that can be done to prolong the life of our appliances, no matter what brand they are. Here is what I took away from yesterday’s appointment:

1. If you have a front loading washer, leave the door open after you are done doing laundry to prevent mold growing in the machine. It’s not such a big concern if you have the top loading washer, but I personally still do it anyway. 

2. Clean out your dryer vent frequently from the lint, not just the lint trap.

3. Keep the machines balanced for a longer operating life. 

4. If your washer and dryer are in the basement, put them on some type of platform, to lift them off the cold floor. It will help with preventing the rusting of components close to the bottom.

If  you walk away when you get behind and are in foreclosure process or decide to give the house to the bank:

  1. The hit on your credit score is often around 300-400 points.
  2. This devastation on your finances will be with you around 7 years.
  3. The bank can report the difference between what the home is sold for at foreclosure auction and what you owe as income for your taxes, and you may be required to pay taxes on this income (you will get a 1099).
  4. Bank can attach a judgment for the difference above, which can last years.
  5. Bank has the right to garnish wages to get their money.
  6. Bankruptcy often just stalls the foreclosure. 

The PREFERRED WAY TO handle the process is through a SHORT SALE, and here is why YOU should consider this:
Short sale occurs when a homeowner owes more on his mortgage than what the property is worth, and that homeowner is unable to make ends meet as a result of some kind of hardship (divorce, loss of job, medical challenges, reduced wages, relocation, death, military service, and others).

  1. The impact on your credit score is often around 80-90 points.
  2. This blemish on your credit report stays around 2 years, and often appears as “compromised” or settled” status, which is less damaging, than foreclosure.
  3. The debt (difference between the approved sale price and what is owed on the mortgage) is forgiven and is not reported as income, no taxes are owed (no 1099).
  4. You have an experienced short sale attorney represent you in this transaction at NO COST to you.
